Fannie Mae & Freddie Mac just sent out a notice to lenders that if the Seller chooses to pay for the Buyer's Agent representation, those costs will NOT count against the interested party contribution limits. Business as usual. We were concerned that first-time homebuyers' being capped at a 3% credit limit from sellers would negatively impact them, but Fannie & Freddie just confirmed that the seller can STILL contribute if they wish, 3% AND the buyer's agent fees. Some great news! "Selling Guide B3-4.1-02, Interested Party Contributions (IPCs) permits interested parties (including property sellers) to make Contributions to the borrower’s closing costs are subject to maximum limits ranging between 2% and 9% of the property value. Typical fees and/or closing costs paid by a seller in accordance with local custom, known as common and customary fees or costs, are not subject to the IPC limits described in Selling Guide B3-4.1-03, Types of Interested Party Contributions (IPCs). If a seller or seller’s real estate agent continues to pay the buyer’s real estate agent fee in accordance with local common and customary practices, these amounts are not required to be counted towards the IPC limits for the transaction."

As we wind down 4th quarter of 2023 and the year, I want to Thank all my loyal friends and clients. My referral and repeat client list is remarkable. Each of these homes sold or under contract in the 4th quarter. I have had the pleasure of doing at least 2-5 transaction with them. If you know me you know I treasure each transaction and treat it like my own.
So as we roll into the holidays, I want to wish you and your families a Merry Christmas and Happy New Year and a big Thank you for all your continued loyalty.
Now, let's let Santa do his thing and bring these interest rates down.

NATIONAL MARKET UPDATE

New Home Sales shot up 5.8% in November after surging 8.2% in October and now sit at a 640,000-unit annual rate. The welcome gains were put to homebuilder incentives and the recent dip in mortgage rates.

Existing Home Sales fell in November, blamed on declining affordability. But the good news is, median prices are falling, now down five months in a row, and mortgage rates have lately dropped nearly a full percentage point.

Housing Starts slipped in November, all due to single-families, as multi-unit starts rose. But builders already have lots of projects in the pipeline, with the number of homes under construction at the highest level in the last 50-plus years.
