Regardless of the past two hurricanes, the Clearwater and surrounding areas remain the safest in the Gulf. Tampa Bay has still not been hit by a major hurricane since 1921!
Also note that in the hardest hit areas homes and condos above ground level were largely unaffected. Laws put in place after Hurricane Andrew saved a lot of property. Contact me for more info on this

The market is changing dramatically. Without writing an essay....here is what's best to do. 1
1. If you want to sell. Don't wait. Do it right now. Low inventory is all that's going to maximize your profits.
2. Unless you need to. Don't buy anything or if you need to; buy immediately before rates hit new highs. Wait to see how this plays out.
3. Investors: Be patient. Opportunity is coming. As equity drops, foreclosures will increase as will potential short sales. Amongst all the massive action in the booming market what has been missed is a recent rise in foreclosures.

Suggestion: Investors. If you bought over a yr ago, consider selling if you have equity and holding that cash for future deals. There is still a huge segment of buyers who deny or have no concept of a market change. In the immediate future they will continue to grab overpriced properties.

Finally, slightly off topic. I believe that we are headed into a recession of unknown extent.
This is based on 3 factors.
1. Economics in the US and amongst Allies. Led by hyperinflation and a global energy crisis.
2. Geopolitical events. War support for war from NATO. Increased military spending by most countries, global conflicts and potential conflicts on the rise (Russia/Ukraine China/Taiwan Turkey/Greece Turkey/Russia/Syria Isis situation in Africa esp: Congo & Myanmar)
Potential global famine.
3. Fibbonaci Effect. Accurate since 1930 within a year or two, predicted a decline beginning mid 2020.
