9 KEY POINTS YOU SHOULD KNOW ABOUT FLIPPING A PROPERTY
As many of you know, I own a Real Estate company, a Mortgage company and Hard Money company. I'm also an investor and flip homes. I've been praying for those affected by the hurricanes and I've helped however I can, sometimes by having my construction crews help friends and neighbors. I haven't wanted to go into business these past few weeks, simply because of the sadness I feel from witnessing all the destruction and loss of so many.
But, I have received more hard money applications than ever and have received off-market properties that I feel the need to share about this now.
Most homes affected by the hurricanes have no drywall, no bathrooms or kitchens and banks won't lend on these properties. The most common route would be to buy these using a hard money loan in which you could buy with as little as 10% down and funds to fix the home would be provided with the loan. The most important thing to know about these transactions are these 2:
1. Hard Money loans are only available to buy investment properties and nor primary residences
2. In Florida, you must purchase using an entity, such as an LLC or Corporation, even if you just created them for the purpose of buying this real estate.
How do Hard Money Loans work:
1. You can buy an investment property with 10% down.
2. If you need $100 or $200k to fix a property, these funds will be provided to you as part of the loan and will be given in draws.
3. Closing time is usually 3 weeks or maybe 4 weeks since lenders are swamped right now, but if you are a seasoned investor who has done deals with me before, we could close in a couple of weeks.
4. No tax returns are required.
5. Proof of funds is needed.
6. There is a cost for these type of loans which include underwriting cost plus 4 points, plus the usual closing costs, as with any other purchase.
7. Draws are deposited approximately 3 days after you've requested funds for the rehab.
