Bayshore walk after a summer storm clears.

Tampa summers are genuinely full of this stuff. Most people do two or three and call it a season. Don't be that person. Get out and experience all that Tampa outdoors has to offer.

There is a reason Travel + Leisure named Dunedin one of the 10 Best Small Towns to Live in the U.S. in 2025-and honestly? No one here was surprised.

This little Pinellas gem has been doing its thing long before the lists caught on. Walkable downtown. Craft breweries on every corner. The Pinellas Trail runs right through it. Caladesi Island sitting right off the coast-one of the most untouched beaches in Florida. And it still feels like a real town, not a theme park version of one.

Dunedin has that rare combo of small-town charm and actual things to do. Scottish heritage, a thriving arts scene, Blue Jays spring training, and a waterfront that doesn't feel like it was designed for Instagram - it just happens to look great on it.

More inventory than 2024 and 2025. Buyers have options they did not have before.

But this is not a buyer's free-for-all. Well-priced, well-presented homes in Seminole Heights, South Tampa, New Tampa, and Westchase are still moving.

The ones sitting are the ones priced for the 2022 market in 2026 conditions.

For homeowners thinking about listing: this is still a real market. It just rewards preparation more than it used to.

Seminole Heights in the summer has a backyard barbecue energy that the rest of Tampa just cannot replicate.

The neighborhood has bungalows with actual porches. People use them.

Summer in Seminole Heights means neighbors outside. Music from open windows. The food trucks that rotate through. The bars with their garage doors up to catch whatever breeze exists.

Mercury Dime. Angry Chair Brewing. The Independent. All of them doing summer right.

It is the Tampa neighborhood that feels most like a neighborhood, and summer is when that quality shows up loudest.

Water sports in Tampa Bay in June are basically available to anyone willing to show up.

Paddleboard rentals at Ballast Point. Kayak launches at the Hillsborough River State Park. Jet ski rentals in Clearwater.

The water in Tampa Bay in summer is warm enough to get in without thinking twice and calm enough most mornings for a solid paddle session.

If you have lived here more than a year and have not been on the water yet this summer, that is the move this weekend.

Ybor City on a summer evening is a different kind of Tampa experience and it is worth showing up for.

The brick streets. The historic buildings. Columbia Restaurant still going since 1905.

In summer, Ybor shifts energy around 7 PM. The daytime heat clears out. The restaurants fill up. The cigar bars open their windows.

It is the dinner hour-outdoor tables on 7th Avenue, sangria, Cuban food, the smell of hand-rolled ci**rs coming through an open door.

That version of Ybor is genuinely one of the best things about living in Tampa.

Florida just added a property tax proposal to the November ballot, and whether someone is living here now or planning to move, this one is worth paying attention to.

If 60% of voters say yes on the November 2026 ballot, homestead property tax exemptions jump to $150,000 in 2027 and $250,000 in 2028. The long-term goal is eliminating homestead property taxes entirely.

Here is the catch for people not yet living in Florida: anyone who is not a Florida permanent resident by December 31, 2026 would be capped at a $50,000 exemption for the first five years.

This is not law yet. It still needs voter approval in November. Fiscal analysts are flagging an estimated $8 billion impact on local government budgets with no replacement plan in place.

Whether someone is a current homeowner, a business owner, or eyeing a move to Florida, this is the one to follow.

Fourth of July in Tampa Bay is a whole situation-and you should start planning now.

Boom by the Bay on the Riverwalk. Fireworks over Hillsborough Bay. The crowd that fills Curtis Hixon Park.

St. Pete has its own show over the waterfront. Clearwater does it from the beach.

The logistics matter here. Parking fills up hours before. The Riverwalk gets packed by 7 PM.

But when those fireworks go off over the water, it is hard to argue this is not one of the best places in the country to spend the Fourth.
