As a realtor, I get asked a lot of questions about the market, about the interest rates, and lately, I’ve had several questions about how a 1031 Exchange works. I read the following from a title company and wanted to share it with you. A little insight is always a positive thing. I hope this helps.

A 1031 exchange can be much more than a way to defer taxes—it can be a long-term wealth-building strategy when used properly.

How long can you keep exchanging? That depends on your investment goals. If you sell an exchanged property without completing another 1031 exchange, the deferred taxes generally become due. However, many investors continue exchanging from one property to the next, allowing them to grow their portfolios while deferring taxes along the way.

In some cases, investors build substantial real estate holdings through a series of exchanges over many years. Under current tax laws, inherited property generally receives a step-up in basis at death, which can eliminate the deferred capital gains taxes for heirs.

When used strategically, a 1031 exchange can be a powerful tool for long-term investment growth and legacy planning.
