Here's a little tidbit: Did you know that propane has a higher pressure and different density than natural gas? Many people in Florida use propane, but some, not understanding this, install appliances designed for natural gas. The results can be startling. Below is an oven I recently saw in operation. The owner wanted a gas range, so he bootlegged a typical BBQ style propane tank into the house and installed a natural gas stove. Check out the flames!

Today I received the following award for doing a home inspection. The homeowner's daughter was particularly chatty during the whole time, and handed this to me as I left. I was honored, and a little bit melted. The person in the drawing is me, of course. Couldn't you tell?

I occasionally get the question “what’s the most common problem you find in homes you inspect?” After a brief survey of past inspections, I would answer not with a specific thing, but with a general category: Electrical. Ironically, the system that has the most potential for danger, is also highest on the list of problems. Here’s my theory on this -
First, electrical safety concepts have advanced over the years, and older equipment and wiring that is found in many homes is not as safe as the newer stuff, just by design.
Second, over the years there have been some companies who developed poor designs for electrical equipment. Much of this equipment is still in use, and typically they are considered safety risks.
Third, and by far the largest contributor, there is an “I can make it work” mentality among many DIY homeowners, that is often not attended by any actual knowledge or common sense. People want to “make things go”. But their house is not always wired for all the things they want to make go. A new TV, garage door opener, more lights, etc. You want an outlet? Just run a wire over there, it’s easy! It’s so easy to just tap in to the power system, and wiring is so cheap, that I find all kinds of bizarre, unsafe, and creative electrical solutions.

Here is the inside of an air conditioning/heating unit I saw yesterday. Holy Crud. Frankly, I was super surprised that the older lady living there was not suffering from health issues. If you haven't had your air conditioning serviced lately, you might want to consider it (although this is an extreme example).

Recently I was at an inspection that got cancelled on site because someone forgot to turn the power on. Oh, well. However, as I was walking through the front yard I noticed a wet area and snapped a shot with my camera, but said nothing. When I returned a few days later the agent told me "I saw you take a picture, so I had my guy check it out". Broken main water line. And I didn't even have to say anything!

Ever wonder what's in your attic? The air conditioning in this home appeared to be working fine. The disconnected ducting you see is on the 'return' side of the system, meaning that air from the attic was being drawn into the system and distributed throughout the house.
