Let's talk about timelines for appraisals. People tend to think the appraisal takes a long to come in. When a bank or lender (finally) orders the appraisal, it comes with a due date. Appraisals are turned in by the due date. It then goes to underwriting with your lender which can take a few days, but at this time it has left the appraisers hands and is now in the hands of your lender.
Here are some factors that can delay an inspection: the contact information given by the lender is incorrect and a message has to be sent to a third party to get the proper contact info, the lender did not send all required documents (fully executed contract, HOA documents, addendums, etc.), if the home is occupied, the owner requests a specific date for the inspection to be done which may or may not affect the due date that was given.
Appraisers WANT your home to appraise and work tirelessly to make that happen.
