Plumbing vent boots: Should they have hails in the corners or not?

Not every manufacturer requires nails but some do. I will always call this out because I have seen what can happen when they are not nailed down on the corners.

Pre-listing electrical panel inspection. Why weren't these things noted on the last inspection report less than 2 years ago? The owner said they didn't have ANY work done and yes, I saw the last report. No concerns or comments about the panel at all.

Is it wrong? No, but it is funny. They do make bathtub faucets without shower diverters...

Air filters are often overlooked. Dirty or clogged filters can reduce the return aiflow causing the system to work harder than it's intended.

Homeowners: Make sure you are checking and replacing your filters at the appropriate intervals. Most intervals are either Monthly or bi-annually but that varies based on the filter setup.

Regardless, if your filter is dirty and clogged, replace the filter.

Just a reminder for the home inspectors out there: a few years ago ABB acquired GE's industrial solutions. That is the department that builds all the GE electrical panels. ABB and GE breakers are acceptable use in both brand panels.

This is why we call out foundation cracks. They may start small but can be catastrophic.
