Is a recheck inspection worth it? Yes! A re-check confirms that repairs are complete and correct. Sometimes, repairs can cause new problems or the repairs are substandard.

This new construction roof had to be torn off and replaced. It was brand new and still needed a tear off. The new roof is much better, but still has some issues that need to be resolved.

Unfortunatley, I have inspected SEVERAL new construction roofs that needed replacement. Get an inspection and get the repairs inspected.

I wish I could shutoff the home inspector side of my brain when on vacation but I can't.

Dryer vents should not have a grill or screen over the opening. This can cause trapped lint and a reduction in efficiency and a fire hazard. They also need to be secure and sealed to prevent movement or water pe*******on.

Inspect you roof periodically. Once the roof is 7-10 years old, have a roofer check for minor damage and perform repairs to mitigate bigger problems down the road.

Auxiliary drain pans under HVAC systems should NOT have standing water. When water is present, this means the primary drain is blocked and the water can damage the system. If the secondary isn't draining, the water can overflow the pan and leak to the interior. Most auxiliary drain pans have a water sensing switch that will shut off the unit if it detects water. If you don't have one, you may want to get one installed.

I always recommend having your system serviced twice a year to prevent this from happening, or atleast reduce the chances and ensure optimal performance.

Sometimes it not WHAT the inspector finds, but just how MANY items are found during an inspection that can complicate a sale. Simple "repairs" can limit the number and make things go smoother. There is way more that can be done, but this video outlines a few simple things any home owner can do.

Staging, cleaning and de-cluttering is not covered but should be done. Access to every area of the home is one of the most important things as well as having all the utilities on, pilot lights lit etc.

I almost always wear a mask, tyvek suit and gloves when inspecting crawlspaces. On a new build I may not, but definately on an older home. Sometimes things grow down there and I am not going to breath it in. Without testing, you don't know if it's harmful or not.
