Are you looking for a home inspection company in the Orlando area? Or one of the surrounding counties? After calling half a dozen home inspection companies, Theresa with American Property Inspections was the only one who truly took the time to help. She spent about 30 minutes on the phone with me, answered all of my questions, and made the whole process feel easy and stress-free. Don't call 5 different businesses to inspect your home when American Property Inspections will take care of most of it. I've done the legwork for you. The only service I didn't hire them for was Septic, and that's simply because they don't offer it. What I did hire them for: 4-POINT, FULL HOUSE, MOLD, THERMAL, MULTI UNIT, SEWER SCOPE + MORE.
On inspection day, Tom and Rick showed up right on time—polite, professional, and very straightforward. No sugarcoating, just honest, knowledgeable feedback. Exactly what you want when making a big decision.
The report was impressive and incredibly thorough — 70 pages, with clear photos, detailed notes, and clickable sections and video links so you can easily navigate and review with others on a conference call.
The sewer scope technology and camera revealed issues I never would have known about. Tom and Rick could have easily given up when they couldn't access the sewer near the crawl space. However, being as committed as they are, they tried an alternate route and scoped the sewer from the roof, which was successful. They found a blockage 20 ft down. You see everything clearly on the video from cobwebs, spiders, dozens of cockroaches, water log, corroded iron pipes, blockages. And that was just the scope video... Their inspection saved me tens of thousands—if not close to $100K or more—in future problems that was hiding just below our feet, in the wall and to be honest, in plain sight. Having a complete list of what works in the property and what does not is invaluable. This is why you need a professional licensed inspector. Because some things are just not in our realm of knowledge.
