This is the reality of the market right now. You may think your home is worth ### but at the end of the day, it's worth what someone is willing to pay for it. Buyers have choices right now. New Construction is causing pre-existing homes to sit a little longer because if a buyer can get a brand new home for 10-20k more, or in some cases around the same price, they are going with new. Plus, they get closing cost incentives, lower rates, and rate buy-down options. Most pre-existing sellers can't compete with that when they have a mortgage to pay off and need enough to cover closing costs and getting into a new place. That's the reality of the situation.

It’s important to be realistic when it comes to discussing listing prices and the real possibility of selling and netting what the seller really needs.
