Current Florida Market (June 2026)
Overall, buyers have more negotiating power than they did a year or two ago. Inventory has increased, homes are taking longer to sell, and prices have softened in many areas. Several Florida markets now have 7+ months of inventory, which is generally considered a buyer's market.
For Buyers
This is one of the better opportunities buyers have seen in several years:
More homes to choose from.
Less bidding-war competition.
More price reductions.
Greater ability to negotiate repairs, closing costs, and seller concessions.
For Sellers
Homes are still selling, but:
Pricing correctly is critical.
Overpriced listings tend to sit on the market.
Buyers are more selective.
Presentation, condition, and marketing matter more than they did during the pandemic boom.
In Central Florida / Clermont Area
The market is closer to balanced, but it is leaning more toward buyers than it was in recent years. Well-priced homes in desirable neighborhoods can still sell relatively quickly, but buyers have more options and more leverage than before. Local conditions vary by price range, neighborhood, and whether the home is new construction or resale.
We're no longer in the extreme seller's market of a few years ago. Today's market is more balanced, with buyers having increased negotiating power. Sellers can still achieve strong results when their home is priced correctly and presented well.
