There’s just something about downtown Clermont.

I’ve made more friends (and run into more friends 🤍) simply walking around downtown than I have in most other places. I always end up in conversations with others and make friends before I know it.

That’s the Clermont charm my love so much.

Let's weigh the pros and cons.

Myth: You need 20% down to buy a house.

Reality: FHA loans go as low as 3.5% down. Conventional loans can go as low as 3-5% down for first-time buyers. There are down payment assistance programs that can help.

PROS of Buying Before Saving 20%:
— You stop paying someone else's mortgage (rent) sooner
— You start building your own equity instead of saving for years
— Home values typically appreciate... the earlier you're in, the more that works for you instead of against you

CONS:
— You'll likely pay PMI (private mortgage insurance) until you hit 20% equity (usually $100-200+/month)
— Your monthly payment is higher than if you'd put more down
— Less equity cushion means less room if the market dips short-term

For a lot of buyers, the math still works. PMI is often cheaper than another year+ of rent while you save six figures you don't actually need.

And if you're a frontline worker, it gets even better: Florida's Hometown Heroes program (reopened July 2026) provides up to $35,000 in down payment and closing cost assistance at 0% interest, for healthcare workers, school staff, first responders, childcare workers, military, and veterans.

God said seven. she built seven. 🤍

Meet Juliana Green. Woman of God, a former cardiac nurse, a Brazilian immigrant who once sat in a class at Lake-Sumter State College and couldn't order a coffee because she didn't speak English yet.

She now runs that same café at Lake-Sumter State College and serves students with the love of Christ.

Full. Circle.

But that's not even the best part.

God told Juliana she would have seven businesses. She was obedient to her calling when she opened Teamont Boba during COVID in 2020, then Main Squeeze Clermont, then Everything Local Co., then Teamont Café at Lake-Sumter, then Teamont Boba Groveland, then The Wave.

Now she is celebrating six months of her seventh business Seven Made on 7th Street in Downtown Clermont.

"All businesses are God's and I am just managing them."

This is the heart of Lake County. People who show up, trust in God, and pour into this community with everything they have. Juliana is not only a job creator, but she creates spaces where people are safe to gather, worship, and build community.

Want to know exactly how I’m voting today? Keep reading.

I know what it feels like to not be allowed to use my voice. To be told what you believe isn’t true or doesn’t matter. This is why I will never waste my vote. Because my vote is my voice.

So today I’m using my voice for:

The unborn. For those who cannot speak but have a God-given right to life.
The Constitution. Every word of it.
Our freedom to pray, to worship, to raise our children in faith without apology.
The Second Amendment, our right to bear arms.
Our military and first responders who lay it all on the line so we can stand and vote freely.
For those who lead with Christ at the heart of every decision and aren’t ashamed to say so.

Your vote is your voice. Don’t silence it. 🇺🇸
