3 pieces of advice for sellers in this current market:
💰 1) Price your home for where the market is expected to be GOING. Not for where it WAS. Active competitors, recent pendings, and closings in the last 60 days (vs 6 months) are your friends!
📝 2) Your first offer may be your ONLY offer. Negotiate with EVERY offer (assuming it’s backed by a pre approval / proof of funds and is in writing). That may be your only chance.
😬 3) As backward as it sounds, open houses ARE working in this market. Be “open” to having your agent/ their brokerage host one.
