Should I Sell My House Right Now?

Let’s take a look at some key opportunities:

#1 : It is still a sellers market. Yes, inventory has increased, however, in order to be a balanced market - there would need to be a six months supply of homes. Currently, there is only 3.3 months supply. (NAR) Your house is still in high demand.

#2 : More Options for Your Next Move. Housing inventory has grown mostly due to mortgage rates cooling off the peak frenzy of buyer demand. Therefore - this could benefit you by reducing competition. Also, home sale contingencies are becoming normal again. As a few months ago - it was too competitive to even keep that in an offer.

#3 : Your Equity Has Grown in Record Amounts. The home price appreciation that we have seen over the past few years has been the highest in history. This means that your equity gives you a substantial cushion that you are able to leverage for your next home.

We are seeing & definitely feeling a shift.

Don’t get me wrong, there are still multiple-offer scenarios happening - they’re just not as intense as they have been.

Why the Forbearance Program Changed the Housing Market

Forbearance enabled nearly five million homeowners to get back on their feet in a time when having the security and protection of a home was more important than ever. Those in need were able to work with their banks and lenders to stay in their homes rather than go into foreclosure. Marina Walsh at the Mortgage Bankers Association notes, “Most borrowers exiting forbearance are moving into either a loan modification, payment deferral, or a combination of the two workout options." With those options in place, four out of every five homeowners in forbearance are either paid in full or are exiting with a plan. They’re able to stay in their homes.
