In honor of both Thanksgiving and this proceeding Small Business Saturday, I wanted to post these pictures and tell a quick story…
Pictured here is a mortgage lender and a Realtor on the brink of insanity. There’s not many transactions that involve fighting a bush with a ladder, but if there’s anything this career has proven, no two transactions are ever the same.
So how’d we get here? Well, our client found an absolutely amazing chateau style home in Wallhaven and…well, just look at it! It’s the perfect blank canvas for him to turn into the home of his dreams. He had to have the keys and much to our delight, the inspection and the appraisal didn’t reveal any ugly surprises.
Then the underwriter got involved.
I’ve been involved in many transactions that required small tweaks to satisfy a bank’s underwriting department. Most of the time, these are just that - “tweaks.” But this time, I’m not sure that term is appropriate.
The underwriter decided that every bush near the foundation needed trimmed back or removed, fill dirt needed to be placed around the entire basement on all sides of the property, and the gutters needed to be lined along the front of the house.
With the seller concessions maxed out and two handymen who passed on the job, there were no funds and no extra time if we wanted to keep closing on track. The work needed to be done.
It closed this past week on Tuesday.
Congratulations to my client for landing his dream home. I know this amazing home will be loved for years into the future and I’m excited to see all the thoughtful improvements to this property going forward.
And to my business partners (mortgage lenders, escrow officers, home inspectors, service contractors, and many more) I’m so thankful for all you do to allow my business to function at its highest capacities. Without you, my clients’ dreams don’t come true. And there’s nothing more satisfying than making those dreams a reality.
