There are sold signs... and then there are stories.
338 Black Road officially closed, but the journey to get there is what really matters.
This home spent 286 days on the market. That's not a number we're trying to hide—it's a number we're proud to talk about because every one of those days taught us something.
From the beginning, we invested in the branding, professional marketing, and exposure the home deserved. We kept it in front of buyers, and when activity slowed, we hosted an open house. That open house? It's where the eventual buyer first discovered the home.
We went under contract, navigated contingencies, worked through a kick-out clause, received additional offers, negotiated changing circumstances, and when everything shifted, we were ready.
In the end, we closed with the original buyer, at a higher price and without the sale-of-home contingency that was part of the original contract.
Here's the truth about real estate:
Pretty photos matter.
Professional videos matter.
Social media matters.
But those things only get you opportunities.
What really matters is having an agent who knows how to negotiate, understands contracts, anticipates problems before they happen, and knows how to protect your position when the unexpected shows up.
Because the day you hire an agent isn't the day you find out how good they are.
You find out when the deal gets complicated.
Congratulations to our sellers and the new homeowners! Thank you for trusting us to see this one through.
