🎉 Another investment property closed!

One of the most rewarding parts of my job is having clients come back to work with me again. This investor purchased an investment property with me last year and reached out again last month when he was ready to grow his portfolio.

Because of our previous experience together, I knew he was a serious, trustworthy investor with clear goals. This search didn't take long. When the price of a newer home in Powell was reduced, it immediately caught his attention. Since Cleveland agents don't have direct access to the Columbus MLS or ShowingTime, I quickly contacted the listing agent and was fortunate to receive a prompt response.

The property checked many of the boxes my client was looking for—a newer home in a quiet community with a well-maintained HOA that takes excellent care of the common areas. We moved quickly, submitted an offer, and were thrilled when it was accepted.

From contract to closing, the transaction went smoothly, and we crossed the finish line on May 26, 2026. 🏡

So happy for my buyers because we were able to save them $17,500 on their first home purchase!

My buyers were referred to me by one of my previous clients. They are a young couple looking for their first home in Brunswick because of their work locations. With their busy schedules, they specifically wanted a newer home in a nice HOA community so they wouldn’t have to worry too much about snow removal and landscaping.

Even though they were first-time home buyers, they knew exactly what they wanted. They were also financially strong buyers, which definitely helped during the competitive spring market. The challenge was that inventory in Brunswick had been very limited, especially for homes that checked all their boxes.

We toured several homes, but none felt quite right until this beautiful townhome hit the market just two days before my due date! Thankfully, my amazing teammate helped with the showing, and my buyers loved it right away.

Before submitting the offer, I reviewed the comparable sales carefully and felt the list price was on the higher side. I presented the comps to my buyers and recommended an offer strategy that came in $17,500 below asking. After some negotiations, we successfully secured the home at a great price.

The transaction went smoothly from start to finish, and we officially closed on 4/28/2026. Congratulations again to my buyers on their beautiful first home! 🏡

✨ From Open House to Closing Day ✨

Every real estate transaction teaches us something, and this one was a reminder of why due diligence matters so much. Buying a home is one of the biggest financial decisions people make, and having an agent who will investigate concerns, ask questions, and protect your best interests every step of the way truly matters.

I met my buyer at an open house I hosted last year and stayed in touch with her until the timing was finally right for her and her husband to buy. They are both young professionals who were practical, financially smart, and very clear about what they could comfortably afford — which helped us stay focused throughout the search (no shiny object syndrome 😊).

Like many real estate journeys, we had a few bumps along the way. We first went under contract on a beautifully renovated home they absolutely loved, but during our due diligence period, we uncovered a major issue with the property. We contacted the city, the health department, and other professionals to investigate possible solutions and make sure my buyers fully understood what they would be taking on. Unfortunately, we couldn’t reach an agreement with the seller, so my buyers made the difficult decision to walk away.

Although disappointed, they stayed positive and kept searching. We started to explore new construction, but inventory was limited and timelines didn’t work for their needs. I continued checking with the builder, and suddenly a home that had fallen out of contract became available — with the perfect move-in timeline for my buyers!

Last week, we officially closed on their beautiful new home.

Some transactions are just… more personal.

I still remember helping these clients purchase this home years ago. I saw how excited they were, how carefully they chose it, and how much they truly loved this house. So when they reached out to me about selling, I knew this wasn’t just another listing—it was a home filled with love and memories.

That’s why this one was emotional.

Not only are they incredibly kind people, but they are also some of the most honest and thoughtful sellers I’ve worked with. They genuinely cared about passing this home on in the best possible condition. From making repairs to ensuring everything was truly move-in ready, their commitment showed in every step of the process, and it did not go unnoticed.

This transaction also meant a lot to me personally. Being on maternity leave, I wasn’t able to be as hands-on as I usually am. And that’s when I was reminded how grateful I am to be part of the Vaccaro Team. Huge thank you to my team leader, Joe Vaccaro, for stepping in, supporting my clients, and making sure everything was handled with care from start to finish.

We officially closed, and my clients have moved on to their next chapter—but this home, and this experience, will always stay with me.
