Retail storefronts continue to evolve as tenant needs and consumer habits reshape downtown corridors across the country. 🏙️

A major topic at this week’s conference focused on why some storefronts remain vacant despite today’s tight retail market.

The challenge often comes down to functionality — many older spaces no longer meet the needs of modern tenants such as restaurants, fitness concepts, wellness users, and experiential retailers. Factors like parking, ventilation, loading access, layout limitations, and rising buildout costs continue to impact leasing decisions.

At the same time, retailers are becoming more selective about locations that provide strong visibility, convenience, and a true neighborhood feel, while landlords balance tenant quality, rent expectations, and redevelopment opportunities.

As retail continues shifting toward service and experience-driven concepts, adaptability remains key for both landlords and tenants navigating today’s evolving storefront landscape.
