Here’s the timeline:
🏡 Schedule exterior photos while everything is still lush and green.
🔨 Allow 2–3 weeks for any small repairs or touch-ups.
🛋️ Set aside about a week to finalize pricing, staging, and marketing strategy.

And here’s something many sellers don’t realize: Fall buyers are some of the most motivated buyers of the year. People aren’t out touring homes in October just for fun—they’re typically on a deadline and ready to make a move.

In Market News:

Tomorrow at 2:00 PM ET, the Federal Reserve announces its latest interest rate decision. It's one of those days that generates a lot of headlines—and almost always a lot of confusion.

Here's what you need to know before clients start asking questions.

The market is expecting one of two outcomes:
70% chance the Fed holds rates steady

30% chance of a 0.25% rate increase

The interesting part? This meeting is much harder to predict than usual.

It's only the second meeting under new Fed Chairman Kevin Warsh, who has given very little guidance about what the Fed plans to do. That uncertainty is why markets aren't as confident as they normally are heading into a Fed announcement.

Why some economists believe a rate hike is still possible
Several economic indicators continue pointing toward persistent inflation:

Inflation has remained above the Fed's 2% target for more than four years.

Weekly jobless claims remain near historic lows, showing the labor market is still strong.

Oil prices recently climbed above $100 per barrel, creating renewed inflation concerns.

Those factors give the Fed room to continue fighting inflation if they choose.

Here's the part that surprises most people...
A Fed rate hike does NOT automatically mean mortgage rates go up.

Mortgage rates are driven primarily by the bond market—not by the Fed Funds Rate.

In fact, if investors believe the Fed is getting serious about controlling inflation, mortgage rates can actually improve after a rate hike because long-term bond yields may fall.

That's why it's important not to assume tomorrow's headline tells the whole story.

One more report to watch
On Thursday morning, we'll get the latest PCE Inflation Report, the Fed's preferred inflation measure.

That report could have just as much impact on mortgage rates as tomorrow's announcement.
