🏡 Saratoga County Market Analysis — August 2026

The market is still strong—but it is no longer a “list it and it will sell immediately” market.

In August, Saratoga County saw 4.9% fewer new listings and 15.3% fewer sold listings compared with July. At the same time, the median time a home spent on the market increased 7.4% month-over-month, reaching 58 days.

This is an important shift. Homes are still selling for an average of 102% of list price, showing that buyers are willing to compete for the right property. But the longer marketing time suggests that buyers are becoming more thoughtful about price, condition, location, and overall value.

🔑 WHAT DOES THIS MEAN?

For Sellers:
The market is still favorable, but pricing correctly from day one is critical. A home that is well-priced, beautifully presented, professionally photographed, and strategically marketed can still attract strong interest. Overpricing, however, can result in longer days on market and eventually require price adjustments.

For Buyers:
You may have a little more breathing room than earlier in the year. More time on the market can create opportunities to negotiate—but desirable, properly priced homes are still selling at or above asking.

The bottom line: Saratoga County remains a competitive market, but strategy matters more than ever. The goal isn't simply to put a home on the market—it's to position it correctly to attract the right buyer.
