Changes are on the horizon for New York's real estate sector! Effective tomorrow, March 20, 2024, the N.Y. Real Prop. Law § 462 will include vital revisions that affect property transactions.

Previously, sellers of one to four family dwellings could offer a $500 credit at closing instead of the Property Condition Disclosure Statement. Now, the credit option is gone, requiring all sellers to provide a PCDS to buyers before signing the contract.

Another important update to highlight: The Disclosure Statement will include new sections to disclose if the property falls within a flood hazard area and whether flood insurance is mandatory.
