📊 Saratoga County Market Snapshot | May 2026
The spring market continues to show steady demand across Saratoga County, even as buyers and sellers navigate higher interest rates and changing market conditions.
Here are a few highlights from May:
🏡 347 new listings came to market, giving buyers more choices than we've seen in recent months.
💰 Median sales price reached $533,500, reflecting the continued strength of home values in our area.
📈 Homes sold for an average of 102.4% of their original list price, a clear sign that well-priced, well-prepared homes are still attracting strong interest.
While closed sales increased to 174, it's worth remembering that closed sales reflect contracts written several weeks ago, so they don't always capture today's activity in real time. Overall, inventory is improving, demand remains healthy, and pricing continues to be resilient in Saratoga County.
Whether you're thinking about buying, selling, or simply curious about what these numbers mean for your home or neighborhood, I'd be happy to help you interpret the market and discuss your options.
Real estate is local—and understanding the story behind the numbers makes all the difference.

Today, we pause to remember and honor the brave men and women who made the ultimate sacrifice in service to our country. Their courage and selflessness secured the freedoms we enjoy each day—freedoms too often taken for granted.
On this Memorial Day, we also hold close the families of our fallen heroes. Their sacrifice is profound and lasting, and their strength and resilience deserve our deepest gratitude and respect.
May we never forget those who gave everything for our nation. 🇺🇸

Solar panels are becoming more common in today’s housing market—and for many homeowners, they can be a great feature to have. ☀️🏡

If you’re considering purchasing a home with a solar energy system, it’s important to understand how the system is set up and what questions to ask along the way.

I’m sharing a helpful consumer guide from the National Association of Realtors that outlines a few things buyers may want to review, including ownership, warranties, utility savings, and items that can come up during a real estate transaction.

My goal is always to help clients feel informed and confident as they navigate the home buying and selling process. I hope you find this resource helpful!

If you’re considering buying a home with a solar installation, be aware of how factors such as who owns the system; the age and condition of the panels; and local utility and regulatory policies influence solar performance and savings in the area.
