A lot of veterans assume disability benefits complicate a mortgage application. 🎖️

The assumption usually comes from somewhere reasonable, since most income does need a long paper trail and a history of continuance. VA disability income does not work the same way, and treating it like ordinary income is where people get it wrong in both directions.

"Should I refinance?" is the question. The honest answer is that it depends on more than one number. 🏡

It depends on how long you plan to stay. What you'd pay to do it. What you'd do with the money if it freed some up. Whether you're trying to shorten the term, pull equity, or just simplify what you're paying every month.

Most of what strengthens a mortgage file happens months before anyone applies. 🏡

Small, boring habits. Keeping balances down. Not opening new credit right before you buy. Leaving your money where it is instead of moving it between accounts three weeks before closing.

None of it is dramatic. All of it shows up when an underwriter opens your file.
