Ozzie also recommends during the cooling season that you add 1 cup of vinegar to your drain pan and make sure your drain tube is clear every month. You can run hot water down the drain tube before adding the vinegar. This will tell you if your drain tube has an obstruction or not. Let the vinegar sit in the pan for 20-30 minutes, then flush with water. This should all run out of the pan and into the drain tube.

Every 30-60 days you can add Nu-Calgon Pan-Treat tablets. Read the directions on the bottle. It is normally a tablet for every ton your AC unit is sized. For example, if your unit is a 3 ton unit, then you add 3 tablets. This will kill any growth in the pan and tube. This only needs to be done during the cooling season when your AC system is operating.
Do not use bleach because it is harmful to PVC. Ozzie says have a great day!

Ever arrived at your lake house ready for a relaxing weekend, only to find the AC running non-stop and the indoor temperature climbing into the 80s? 🧊🚫

Take a look at what we ran into recently: a horizontal air handler evaporator coil frozen into a solid block of ice several inches thick!

Here is what happens behind the scenes and why regular checks matter so much for secondary homeowners at Lake of the Ozarks:

🔍 What causes an AC freeze-up?

Airflow Restriction: Dust buildup on blower wheel blades, clogged cabinet insulation, or a restricted filter starves the system of air. When air can’t pass through, the coil temperature plunges below freezing, turning condensation into solid ice.
Refrigerant or Valve Issues: Low refrigerant charge from a leak or a sticking TXV (thermal expansion valve) causes pressures to drop, triggering a rapid freeze.
The Hidden Water Hazard: When a massive block of ice like this thaws, it produces gallons of runoff that can easily overwhelm drain pans, soak filters, and cause hidden ceiling or flooring damage.
🛠️ The Fix:
We completely shut the unit down for a safe, natural thaw (never chip or pry ice off delicate copper and aluminum fins!), pulled the soaked filter, pulled the blower housing assembly and thoroughly cleaned the caked-on dust from the blower wheel blades, and vacuumed the cabinet. Cleaned the drain pan and once everything was wiped down, we restarted the system. It was approximately 7 hours to complete all of this work. Once airflow was restored, the unit pulled back down smoothly with frost-free lines and clear drainage.
