LUBERTI, MARILYN Age 73 passed away on Thursday, June 20th after a brief illness. Beloved wife of John for 52 years. Loving daughter of Angeline (the late John) DiGiovanni. Dearest sister of Concetta "Corrine" Canale, Mariano "Skip" (Sue) DiGiovanni, Joan McCall & Susan DiGiovanni. Dear sister in law of Andrea (Bob) Reed, the late Elizabeth Paoletti, the late Laura Luberti & the late William "Bill" Luberti. Housing Supply Problems Need Action from Lawmakers
Although home price appreciation has slowed, a nationwide decline is unlikely, said Lawrence Yun, chief economist for the National Association of Realtors during his testimony on Capitol Hill.
Yun focused on the effects of COVID-19 on the housing market, along with decades of underdevelopment and underinvestme and fluctuations in mortgage interest rates.
Historic undersupply in the housing market and elevated demand will continue to keep homes unaffordable for many Americans. Any short-term price adjustments, if they happen, are likely
to be far less consequential than the long-term housing affordability challenge the U.S. faces.
There is currently a deficit of 6 million housing units, according to research commissioned by NAR in the past year. The current circumstances where housing inventory is low, but demand is high is decades in the making. It has led to year-over-year price growth in the housing market for a record 124 consecutive months, according to a NAR report.
The housing market responded to the changes in mortgage rates when the Federal Reserve went all-in during the early months of the pandemic, Yun added.
An increase in available inventory during the first half of this year has been offset by the impact of inflation.

Register Your Numbers - The Federal Trade Commission launched a National Do Not Call Registry in 2003 and since that time, some 230 million phone numbers have been registered on the service. Registration is free and can be done by visiting the website or by calling 888-382-1222 from the phone number you wish to register. The FTC promises that you will get fewer telemarketing calls within 31 days of registering your number.
Fight Fire With Fire - Automatic, computer-dialed phone calls, also known as robocalls, can be blocked by using the same type of technology that enables them. Consumers can sign up for a free service, No Mo Robo if they have a land line that uses Voice Over IP technology. The service works by intercepting Caller ID information, and then hanging up on the robocalls, so you might hear one ring before the call is disconnected.
Download An App - Although the federal government has made it illegal for robocallers to target mobile phones without first receiving consent, yet that hasn't stopped unscrupulous scam artists from hitting your cell with automated calls. To fight back against the onslaught of calls to your smartphone, there are a number of apps available for download: Truecaller is a Caller ID and spam blocking app to help you block unwanted calls and texts; RoboKiller, available for iOS, claims to reduce unwanted calls by up to 90% in 30 days. Fast and Easy Ways to Improve Your Credit Within Months

Improving your credit score can take a few months. So if you’re looking to get an auto or home loan, or want to apply for a new credit card, an early start can give you time to raise your credit score and then get a loan or new credit card at a better interest rate.

Here are some ways to improve your credit within a few months:

Pay your bills on time
Payment history is the most important factor in FICO scores, accounting for up to 35 percent of a credit score. Paying your bills on time — from credit cards to utility bills — can help a lot.

Late payments stay on a credit report for seven years. The longer ago they happened, the less they affect credit scores. If a bill goes unpaid long enough the debt can be sold to a collection agency, which will be reported to credit bureaus.

Set up online alerts when a bill is due, look at your balances online and set automatic payments for a credit card.

Low credit utilization rate
Keeping a low balance lowers your credit utilization rate, which is the amount of credit you’re using. Also called credit usage, it is the second most important factor in credit scores and accounts for 30 percent of a score.

It’s calculated by dividing the total of your balances by your total credit limits. Paying off the balances in full each month should keep the credit utilization rate low — preferably not more than 30 percent on any one card or in total.

Increase your credit limit
Another part of credit usage is how much your credit limit is. Increasing your credit limit just a little by getting a new credit card can lower your credit utilization rate by giving you more money to use.

However, using that higher credit card limit could increase your credit usage, so you may want to use it rarely and pay it off in full each month.

Keep those old credit cards
If you’re thinking about cutting up some old credit cards that you don’t use anymore so that they won’t be tempting to use, forget it.

Age of credit history has a 15 percent impact on a credit score. Creditors and lenders like to see an average account age of more than five years.

Few credit inquiries
Credit inquiries account for 10 percent of a credit score. To minimize the impact on your credit score, keep credit applications to within a one-month period when you need a new credit card or loan.

So, if you’re going to apply for a new and better credit card, apply for all of them in the same month.

You can blame the pandemic for your higher grocery bills. In the wake of Covid-19, food prices have gone up for many items you probably buy regularly
Yes, You’re Paying More

Here’s a look at grocery items that have had the biggest pandemic price increase, and some potential substitutes.
Eggs
A cornerstone of breakfasts and a key ingredient in many baked goods, eggs have become more expensive, their price shooting up 16.1 percent in April. The initial increase was due to high demand and consumer panic, as well as the upcoming Easter holiday.
Tip: for egg replacements in baking, including ripe bananas, silken tofu, or even a mix of vinegar and baking soda.
Beef
That steak or burger on the grill cost you more in April 2020 than it did just three months earlier, the cost of beef rose 20% from March 2020 to June 2020. That increase was largely due to the declining meat supply as meatpacking plant closures swept through the country.
Tip: To stretch your grocery dollar further, try adding mushrooms, lentils, or black beans to your burger, taco meat, or meatloaf mix.
Flour and Bread
More people staying home meant more people baking during pandemic. This spring, flour companies saw record sales as customers stocked up on baking supplies. The cost of flour increased in April by 1%, while bread prices rose 2.3 %.
Tip: If all-purpose flour isn’t available, try oat, rice, or almond flour for your home-baked goods.
Pork
The price of pork products, including pork roasts, bacon, sausage, and chops, rose dramatically during the first half of 2020. Pork prices are up 6.1% due to pandemic’s effect on meat-processing plants.
Canned Tuna
Sales of canned tuna escalated during the first half of the pandemic, as more people were eating lunch at home and looking for affordable meal ideas. Prices for tuna were up 41% in May 2020 compared with the same period in 2019. By contrast, sales of fresh and frozen seafood plunged.
Non-Alcoholic Carbonated Drinks
Soda drinkers and carbonated water lovers may have noticed their favorite beverages became a bit pricier after the pandemic hit. An increase in demand translated into a price increase of 3.6%.

Dairy

Poultry
A weekly must-have for many families, chicken and other poultry saw price increases this year up 5.1% over their level in 2019. “Slaughterhouses have recouped much of the lost slaughter capacity that occurred as a result of the pandemic, and prices are expected to continue to decrease through 2020,” yet at a slower rate than they did in the spring.
Cereals and Packaged Baked Goods
Did you find yourself buying more cereal and packaged baked goods during the pandemic? If so, you paid more than you did just a few months earlier. the price for cereals and bakery items rose 2.9% in April 2020, the category’s largest monthly increase ever recorded by the Bureau of Labor Statistics.
Fruits and Vegetables
If you thought you were paying a bit more for fruits and vegetables during the pandemic, you’re right. The consumer price index for fruits and vegetables for March through June 2020 was up 2.5%.
Tip: Because frozen produce retains nearly all its nutrients and keeps well longer than fresh when stored properly, frozen fruits and vegetables are a good choice for those staying home during the pandemic.
