There are still buyers looking for the right home.

🏡 MICHIGAN REAL ESTATE: IS WAITING REALLY THE BETTER MOVE?

There’s been a lot of conversation lately about interest rates, and for good reason.

The Federal Reserve just raised its benchmark interest rate by ¼ percentage point, and mortgage rates have been moving higher as well.

At the same time, something important is happening in Michigan’s housing market:

inventory has improved.
Buyers have more homes to choose from than they did during the extreme shortage of the past few years.

So the question becomes:

👉 Should you wait for rates to come down, or should you buy now?

Here’s what I tell my buyers:

Don’t make your entire decision based on the interest rate. Look at the entire opportunity.

Today’s buyer may have:
More homes to choose from
Less competition than during the peak frenzy
More opportunity to negotiate
More time to think before making an offer
Potentially better opportunities on homes that have been sitting on the market

And here’s something many buyers forget:

You can potentially refinance a mortgage later if rates improve.

But you can't go back and purchase today’s house at today’s price after the market changes.

That doesn't mean everyone should rush out and buy. Your income, finances, goals and monthly comfort level all matter.

But if you're financially ready and have been waiting for the “perfect” market, it may be worth having a conversation now rather than simply waiting for a lower interest rate that may or may not arrive.

📍 Michigan real estate is changing, and opportunities change with it.

An easement can give another person or entity certain rights to use part of your property—such as for utilities, access, or drainage.
