Stop by the Open Pet Show on Thursday, July 30 at 6:00 PM in the Livestock Show Building!
The show is open to dogs, cats, small animals, and livestock—and it’s free to enter. New this year, there will be additional prizes and a patriotic costume contest, so dress up your pet in their best red, white, and blue! ❤️🤍💙

🎉 Congratulations to my buyers on closing today at 1720 PA 313 in Perkasie, PA! 🏡
This one was a great example of teamwork, patience, and getting the right plan in place. My buyers purchased this home using a VA loan and also had a home sale contingency, which can add extra moving parts to the process — but with the right strategy and communication, we were able to get it done.

Doing a final walkthrough tonight in Perkasie, PA before my buyers head to closing! 🏡
A final walkthrough is one of the last steps before settlement, and it is an important one. This is not a home inspection — it is the buyer’s opportunity to make sure the property is in the expected condition before closing.
During the walkthrough, we check things like:
✅ The home is in the same condition as when the offer was made
✅ Any agreed-upon repairs were completed
✅ Appliances and major systems are still working
✅ The seller’s belongings have been removed
✅ No new damage occurred before closing
✅ Items included in the sale are still at the property
This step helps give buyers peace of mind before they officially take ownership.
Every transaction has its own moving parts, and this one included a VA loan and a home sale contingency — so getting to this point is something to celebrate!
