I love inspecting old homes. They often come with so many charming features.

One of the problems though, can be the electrical panel. Pictured here is a Pushmatic breaker panel. This would have been common in homes from the late 1930s - mid 1980s. Not only does the Pushmatic system not have the power to support all of the electronics we use today, but their parts are scarce.

Just because a panel is old does not mean it is unsafe. However, it can be difficult and costly to repair.

Old homes come with a richness and history like no other. When the home is inspected, be sure the Home Inspector thoroughly surveys the electrical panel.

Visiting an open house on a rainy day has its benefits. Outside of the house, it is easy to see how the property manages surface water. Is the water running towards the house, or away? Are there puddles near doorways, on patios, or near the foundation? A slight grade in the wrong direction can lead to serious problems.

Inside the home, new leaks that are small will not leave evidence once they dry out. As the leak grows or goes unattended, that is when water stains become visible on ceilings, walls, and in attics. When you tour a house in the rain, you have the opportunity to look for small leaks, indicated by little water droplets along the ceiling line, starting down a wall, or possibly in the attic, if you are given access.
