Most river-front properties on this part of the Oregon Coast are situated with the road very close to the water and with steep terrain on both sides. The thirty-two open-valley acres of Hidden Falls go back 1776 feet, with a small mountain between the home site and the road. A search (on maps and physically) fifty miles north and south of here will show that there are no other properties anywhere else in private ownership with this kind of separation between the road and the river. Twelve acres are on the highway side and twenty acres across the river. The Land:
The land features open meadows; mature timber groves; and scattered fir, hemlock, cedar, and spruce up to 75 years of age, along with alder in all stages of growth. All of the land is accessed by attractive grass-paved roads. Bald eagles nest here. One sees them flying or perched for fishing along the river. The home site has a south and west exposure 40 feet above the high-water line, overlooking its private valley. It commands a spectacular view of a 100-foot wide, 4-foot-high waterfall. Across the river, there is a rolling park-like area beside the water pool below the falls. This provides ideal fishing and shallow-water swimming. At the upstream end of the property, there is a deep-water swimming and fishing hole at the base of a beautiful fern and tree-covered rock face. A small portion of the meadow on the other side of the river is also part of the property. The summer fog zone ends just west of here. Nevertheless, the site gets the afternoon sea breeze, and most years, there have been – maybe a dozen – days when the temperature has gotten into the 80’s. During a record heat wave, when it went to 110, the house stayed cool because there was a three-level flow-through of air coming from a shaded area at the lower level and going out a skylight at the top of the stairs. Since we don’t hunt, the local elk herd feels safe to come by and graze. A dismantlable summer footbridge makes it easy to cross the river or dangle your feet in the water. Massive concrete supports remain from a prior vehicle bridge. of Water Resources has approved the construction of a new one. On the far side of the river, a 3/4-acre, 9 ft.-deep pond is fed by mountain streams through a system of spawning beds and a fry pond. The water source is a spring well, augmented in the summer by a water right to a gravity water system. Also, a deep water well for year-round water was installed last year. The pumphouse and pump have not yet been added. Zoning:
The zoning of the property is “Small Farm and Woodlot-20 Acre.” This results in a very low property tax since “severance” taxes are due only if timber is cut. Since the timber on a developed recreational property is much more valuable standing, one would probably not harvest it, but the tax deferral applies indefinitely, regardless of use. (Cutting firewood or timber for owner use does not get taxed). The zone also permits conditional uses such as horse boarding and riding, schools, and Bed and Breakfast. Current regulations no longer permit dwellings to be built on any forest parcel smaller than 80 acres unless the owner can prove that he will be employed 30 hours a week in active forestry. The local ranger has stated that the bordering federal forests will never be permitted to be logged because they drain directly into the river. Home
The home measures 4500 sq. It consists of a main level with an open floor plan. The living room, dining room, and kitchen are open to each other in defined but mutually-visible spaces. On one side of this great room is a door to a vestibule accessing two bedrooms and a full bath. On the other side is a partly-finished master suite with a view of the waterfall. Behind the kitchen is a wide hallway with two closets, and a laundry room. There is also a coat closet by the front door. An L-shaped stairway with a landing leads down to a den connected to another laundry (with an exterior door), a bonus room, a potential sauna space, and the basement. On the other side of the den is a short hallway leading to two closets, an elegantly-tiled bathroom with cherry cabinets, and the downstairs master bedroom, which has a hemlock beamed ceiling and a ground-level deck and stairway leading back up to the kitchen deck. A second L-shaped stairway with landings leads from the great room on the main level up to the partly-finished grand master suite. It has finished electric and is drywalled, taped, and spackled (needing a bit of touch-up on the latter). The bath has an almond color two-person soaking tub and a separate shower stall, roughed-in for tile. An almond-colored toilet is on-site. The great room, hallway, vestibule, and guest bath are floored in 12" tile. The kitchen has oak flooring; hickory, shaker-style cabinets; and tiled counters with full tile backsplash. All interior doors are birch or oak veneer with hand-rubbed oil finishes over white or cherry stain. The base and casing are of clear hemlock except for stairs and landings, which are of oak. The existing two car garage has been turned into a compartmented shop plus fridge/freezer and shelf spaces but there is room to add a one-car garage extension. (Plan drawn.) Alternatively, one shop wall is a partition that could be removed to make 2/3 of the garage accommodate one vehicle. All existing living spaces except the lower laundry and basement have framed floors over other living spaces or crawl spaces. There are four new water heaters: 1) 55-gallon for the kitchen, bar sink and lower-level master suite, 2) 50-gallon for the vestibule bath room and the two laundries 3) 50-gallon for the upper-level master suite 4) 40-gallon for the main-level master suite. The main-level great room and hallway floors are tile. The kitchen and lower-level master bedroom floors are oak. The two bedrooms on the main floor have bamboo flooring. The walls and ceiling of the great room are slate and cedar. The great room has a slate hearth with wall and ceiling surround, suitable for a new wood stove or pellet stove. The upper-level master has an alcove for a wood stove with a chimney chase above. Alternately, a pellet stove may be installed there. Decks:
All three primary bedrooms have new decks of Meranti and Batu wood. The main level deck extends from the entry across the great room and kitchen in two levels. Very wide deck areas include built-in benches and planters. The aged cedar deck boards need to be replaced. The deck railings are constructed of rounded-edge 2"X 6" cedar or Meranti. The guardrails of the main deck have stainless-steel cable in-fill with stainless-steel tubing posts. The new deck guardrails are open, waiting for the new owner's choice. Remodeling:
Over the past 34 years, we have expanded the original 2-story 2800-sq.-ft. building to a 3-story, architecturally-unique, 4500+ sq. home with all bedrooms as wings, creating ideal privacy. The earlier areas of work have wood or metal windows that are, or need to be, rehabbed or replaced Otherwise, the windows are new Milgard vinyl. Deferred maintenance and undone work will allow the new owner to be able to choose materials for new decking on the main level deck; ceiling planking and flooring for the upper master suite; flooring for the main-level master bedroom; cabinets, tile, and sinks for the upper bath; cabinets, tile, and fixtures for the main-level master bath; and wet-bar sinks for the main-floor master suite and the lower den.
