Fresno city is near a $450,000 median list price, with roughly 804 active listings and 49 days on market. Clovis is near $582,000, with roughly 275 active listings and 42 days on market, reflecting a faster pace. Madera County is near $455,000 with about 6.5 months of supply, creating the region’s clearest opportunity to compare condition, timing, and terms carefully.

The Fed moved. Mortgage rates barely blinked.

On September 16, the Federal Reserve raised its federal funds target by 25 basis points to 3.75%–4.00%. Yet Freddie Mac’s 30-year fixed average was 6.95% for the week ending September 17 and has remained near 7.0%.

The reason is simple: mortgage pricing follows the 10-year Treasury and inflation expectations more closely than the fed funds rate. Plan for higher-for-longer rather than waiting for relief that may not arrive on your timeline.

A quarter-point hike is not, by itself, a reason to delay a purchase you have already modeled and can comfortably carry. Pre-underwritten buyers are positioned to move when favorable rate-dip days appear. Sellers should price from the last 30 days of comparable sales, not yesterday’s headlines.

For local context, Fresno County is near a $450,000 median with about 3.5 months of supply. Clovis is near $495,000, while Madera is near $455,000 with about 6.5 months of supply. Save this distinction, then run your decision against your payment, timeline, and local inventory.
