Here’s a quick snapshot of what’s happening in our local real estate market:

🏠 Single-Family Homes
✔️ Closed sales are up 7.2% (935 homes sold vs. 872 last year)
✔️ Median price increased 2.0% to $369,999
⬇️ New listings dropped 12.7%
⬇️ Inventory tightened to 3.7 months (down 17.8%)

🔹 Traditional sales are up, with a median price of $370,000
🔹 Foreclosures saw a spike, up 150% (15 sales)

🏢 Townhomes & Condos
✔️ Closed sales are up 11.5% (213 units sold vs. 191 last year)
⬇️ Median price decreased 11.0% to $275,000
⬇️ New listings dropped significantly 22.1%
⬇️ Inventory decreased to 7.4 months

🔹 Traditional sales remain strong
🔹 Foreclosures increased, while short sales are no longer active
