Mortgage rates ticked up just a touch. 📈

As of Aug. 28, the average 30-year fixed was 6.79%, up from 6.78% the week before. Bond rates are also at their highest since 2008, which keeps monthly payments a little higher than a lot of buyers hoped.

Inflation is still the sticking point. 💸 The U.S.-Iran conflict and tariffs can keep prices elevated, and that makes it harder for rates to ease.

The Fed is watching the Sept. 11 CPI report for a clearer read on August prices. 👀 One official said rates may need to rise again if inflation stays hot. Another said that report will help decide what happens next.

Investor demand is still soft. 🏦 Banks, foreign buyers, and government-backed mortgage companies have shown limited interest in home-loan investments, which is another reason rates haven’t come down.

A higher rate doesn’t have to put your move on hold. 🏡 If the home and the payment work today, that’s the decision that matters. Refinancing can be an option later if rates drop, but nothing about future rates or approval is promised.
