𝗝𝘂𝘀𝘁 𝗖𝗹𝗼𝘀𝗲𝗱 - 𝗦𝗵𝗼𝗿𝘁 𝗦𝗮𝗹𝗲 𝗖𝗮𝘀𝗲 𝗦𝘁𝘂𝗱𝘆

In 𝟐𝟎𝟏𝟔, I helped my friends find their first home. I was able to negotiate a contract for $𝟑𝟓𝟎𝐊 on an appraised home of $𝟒𝟎𝟎𝐊. The $𝟓𝟎𝐊 in equity advantage allowed my clients to install solar panels and a new energy-efficient AC through the Florida Pace Program ($𝟑𝟎𝐊 in improvements).

Fast forward to 𝟐𝟎𝟐𝟎, my clients moved for an opportunity out of the states and decided to Short Sell their home, therefore they reached out for my help. With a little TLC, fresh paint, and refreshed landscaping, 4 years later, it was appraised at $𝟒𝟐𝟎𝐊.

𝑻𝑯𝑬 𝑪𝑯𝑨𝑳𝑳𝑬𝑵𝑮𝑬
A few days after listing, COVID lockdown commenced. Showings were slow, and cash buyers were out sending low offers left and right to see who would bite. We stood firm.
To consider, there was a $𝟑𝟎𝐊 tax lien on the property for the Florida Pace Improvements that must be paid in full when transferring ownership. We needed to find a conventional buyer who would be able to assume the lien at closing.

The story has a happy ending. Things soon loosened up in Florida and buyers began to swoop the market. Luckily the bank was willing to work on the offers considering the lien.
We 𝐉𝐔𝐒𝐓 𝐂𝐋𝐎𝐒𝐄𝐃 at $𝟑𝟗𝟐𝐊 plus the $𝟑𝟎𝐊 lien paid in full by the buyer.
