A short list of things I will never back down from, no matter how much pressure there is to move fast:

→Never skip the inspection, not even in a competitive market.
→Never let a client price their home based on what they need instead of what the market supports.
→Never write an offer without running the comps first.
→Never let wire transfer instructions go unverified by a direct phone call.
→And never pretend a red flag is fine just because the rest of the house is beautiful.

It sounds simple, but it’s the #1 thing I tell every seller, and it makes a massive difference. A clean, clutter-free home feels bigger, brighter, and more inviting. It allows buyers to picture their life there, not yours.

Sometimes the journey to home includes a few surprises. My buyers and I recently visited a showing where the landscaping was so overgrown we couldn't see the house, and the interior was equally neglected, yet the price was way above market value.
