“If it only costs $200 per square foot to build… why are new homes selling for $325?”
Fair question.
Let’s use a real Park County example:
1,700 sq ft
3 bed | 2 bath
3-car garage
At $325 per sq ft, that home sells for about:
1,700 × $325 = $552,500
So, where’s the gap?
The $200 per sq ft number usually covers the structure only:
1,700 × $200 = $340,000
But building doesn’t stop there.
You also have:
• Lot: ~$55,000-$70,000
• Site work & utilities: ~$30,000
• Construction loan interest: ~$20,000
• Permits, insurance, contingency
• Realtor commissions when it sells
Now you’re realistically in the:
$445,000–$475,000+ range before margin
And builders take real risk:
• Market shifts
• Weather delays
• Material swings
• Holding costs
When you look at full replacement cost — not just framing and drywall — pricing around $325 per sq ft in today’s Park County market can start to make sense in many situations.
