I'm not going to tell you to redo the bathrooms. Sellers who spend $40,000 before listing and recover $20,000 - because while you might love your kitchen redo…the odds of your buyer loving it too? Almost zero.
Instead, do these cost-ettective updates that cost almost nothing but bring in big returns. 💵
1. Deep clean and declutter like you already moved out. 🧽
Clear countertops down to two items. Empty half of every closet. Pack up 30-40% of what you own. Then hire professional cleaners. Buyers decide how they feel in the first 7-10 seconds - and a clean, decluttered home feels bigger and tells them you've taken care of it.
Subconsciously, if it's clean, they assume the AC has been maintained too.
2. Neutralize your interior walls. Buyers can't see past bold or dated colors. They walk in and start mentally subtracting from their offer. Bonus: it covers all the dings on your baseboards.
3. Paint your front door and update your house numbers. 🏠
A quart of paint is about $50. Go neutral. New house numbers from Amazon, $30. Homes with strong curb appeal sell for 7% more on average - on a $500K
home, that's $35,000 back from an $80 trip to the hardware store. Add a new mat and some potted flowers 🌺 if you want to go the extra mile.
4. Replace your builder-grade light fixtures. 💡 The b**b lights have to go. A semi-flush mount runs $150-$300. A pendant over the island. Updated vanity lights in the bathrooms. Buyers notice immediately.
5. Power wash everything outside. Driveway, walkways, siding, patio, fence. Your house will look like it aged five years in reverse.🚰
6. Wash your windows, trim the yard, and clean out the garage. Don't shove your declutter into the garage - get a storage unit it you need to.
Total spend: $3,000-$8,000 Total impact: $20,000-$30,000 in perceived value, backed by buyer psychology and what we actually see at the closing table. 💰
