One thing you can do to make your listing shine online BEFORE your images are taken. What direction does your home face?

When scheduling your photo shoot you need to consider what direction your home faces as this can dramatically effect how the final images look. If you have a western facing lake view home with lots of windows and you schedule the shoot for late afternoon, the views will be washed out by the sun, the front of the home will be backlit (i.e. very dark), and you will likely have a lot of glare coming into the rooms with views. The same would apply for an eastern facing home in the morning.

"What are hand blended images? This term can be used a lot in the real estate world, but what exactly does that mean?

Each finished image you see is a combination of 3-5+ images. Our style of photography combines ambient images (natural light only) and flash images. These images are hand blended in photoshop to pull the best and most natural of each frame together into one final image. This brings you a finished product that looks natural and allows your home to shine and that is also where we get the name."

"Restricted airspace. Because of the Hayden airport, most of Hayden, Rathdrum and Coeur d’Alene are in restricted airspace. This means that without clearance, you cannot legally launch a drone.

Some areas allow licensed drone pilots to file for a clearance to launch the drone, but many do not. It depends on the specific address and its proximity to the airport.

So what does this mean for you?

- Make sure you are hiring a licensed pilot or you have your part 107 license.
- If you have a listing in this area, make sure your photographer has the listing address as soon as possible so they can check airspace and apply for clearances.
- If your photographer’s request for a clearance is denied, you may consider asking them for stock images of the area to compensate. "

Do you need to cancel your photo shoot because it is an overcast day? Short answer, no and it can actually be a great thing!

Why? There are no shadows. One of the biggest things that can negatively affect the finished quality of your listing’s exterior images is shadows. If the sun is shining brightly before your home, everything will look darker, colors may distort, and the image may end up looking grainy due to over processing. On an overcast day, you don’t have any shadows to worry about.

So will my listing look gloomy online? No! We offer a blue sky guarantee on all of our images, so we can make the grey skies blue and bright. You get all of the benefits of an evenly lit home paired with a beautiful sunny sky.

Another great benefit of an overcast day applies to day to twilight conversions. Have you ever seen a twilight image online that just didn’t look “right”? Something was just off and it didn’t look natural. This was likely due to shadows because during true twilight there are none. When there is significant cloud cover, it makes the final twilight image much more believable.
