Not really any new news here... "Year over year, the cost of lumber has jumped 90 percent and steel prices rose 67 percent, while gypsum used to make drywall is up 12 percent and concrete rose 3 percent. Labor costs are also escalating.

So many people are going from California to Idaho that it’s driving people out of Idaho and into Colorado. We just cannot keep enough inventory on the shelf because we’re putting it under contract before it even hits the open market. I did a recent virtual showing on Face- Time with someone from Tucson, Ariz., who was interested in 35 acres in the mountains. We put it under contract with a buyer who hadn’t set foot on the property."

Several friends recently mentioned.. "It seems there will be more demand for North Idaho real estate because even more people will be moving here from California, Seattle, Oregon, etc".

I agree we will see even more people move to North Idaho because they want to flee the big cities & now many of them can bring jobs with them.

The other side of the argument is the local real estate market will be negatively impacted by decreased values in those larger markets, local and national economic challenges, and general fear and uncertainty in the market.
