Thinking about making a move here in Rathdrum? I’ve been watching the market closely this week, and things are getting really interesting! We’ve seen 116 new homes hit the market in just the last seven days. Most are landing around the $688K mark and finding their new owners in about 70 days.

I’ve noticed about 15% of sellers are adjusting their prices down, which is great news if you’re looking for a deal. On the flip side, nearly 10% are actually raising prices, so the market is definitely keeping us on our toes!

If you’re a retiree, I’d love to help you find that perfect spot, whether it’s downsizing for more “me time” or upsizing so the grandkids have a place to stay. For my first-time buyers, keep $366 per square foot in mind as our magic number for comparing value right now.

My best advice? If you’re selling, let’s price it right from day one to grab that attention. If you’re buying, let's find a gem that saves you more for the things you love.
