“We want a new agent.”

That's not a conversation any seller expected to have when they originally put their home on the market.

But after 75 days, these sellers were worried about whether they'd be able to make their next move happen in time.

So we started fresh.

We reevaluated the pricing. Looked at where the marketing could improve. Brought in professional photography and video, created a 3D tour, held an open house, and pushed the property across social media.

Then we relaunched.

One week later, we were under contract.

Now we're days away from closing. 🔑

A listing sitting on the market doesn't automatically mean something is wrong with the house.

This one didn't start with a listing agreement.

It started about two years ago with a conversation.

The property was unique. Five acres, off-grid living, solar, well, septic, incredible views—and a house that needed some work.

So instead of rushing to put a sign in the ground, we worked on it.

Getting things fixed. Helping with valuations. Preparing the property. Figuring out how to position something that wasn't going to be right for every buyer.

Then it was finally time.

About 24 showings in the first week. Multiple offers. And eventually, the right buyer with financing that could actually work for this type of property.

Now we're at the fun part:

Dropping off the keys. 🔑

Real estate isn't always perfectly staged houses and easy closings.

Sometimes the work starts years before anybody sees the listing.

Those are some of the best ones to finally get across the finish line.

For North Idaho real estate investors, the short-term rental conversation just changed.

Idaho's new rules limit the ability of local governments to specifically restrict STRs—but that doesn't mean every property suddenly makes sense as a vacation rental.

You still have to look at the investment itself.

What does short-term demand look like in that area? What are the operating costs? How does it compare with a traditional long-term rental? What private restrictions or generally applicable local rules affect the property?

Those are the conversations worth having before you buy.

Here's a real estate statistic that can be easy to misread:

Rathdrum is seeing a lot of home sales relative to the size of its population.

At first glance, you might think:

“Why is everyone selling?”

But that's not necessarily the story.

Rathdrum has experienced significant growth, and new construction continues to add homes to the market. More inventory creates more opportunities for transactions—even without existing residents packing up and leaving.

That's why context matters when you're looking at housing statistics.

The affordability advantage that once attracted many people to North Idaho isn’t what it used to be.

For existing homeowners, those higher values could mean significantly more equity.

The Blue Ox at St. Maries' Paul Bunyan Days has been "topless" since day one — as in, no roof. That's the whole joke. Idaho humor at its finest. 🍺
We came down to watch my wife's band, Mad Moxi, absolutely crush their Sunday night set 🎸🔥, wandered the fairgrounds, inhaled a corn dog (mandatory, no debate) 🌽🐶, and capped the night with a beer under the open sky at the "biggest topless bar in Idaho."
10/10 night. 0/10 scandalous.

Here's why looking at one big “North Idaho housing market” number can be misleading.

What's happening in Rathdrum can look very different from what's happening in Post Falls, Hayden, or Coeur d'Alene.

One reason? Competition.

Rathdrum has significant new construction inventory. A seller may be competing against multiple similar homes, brand-new construction, and builder incentives all at once.

For sellers, that makes understanding your immediate competition incredibly important.

Don't just ask, “What's the North Idaho market doing?”

Ask, “What's happening around MY house?”

Getting an offer is exciting.

Finding an unexpected problem during the inspection period? Not so much. 😬

That's why some of the best work a seller can do happens before the home ever hits the market.

Service the systems that need attention. Take care of known maintenance. And if you're on septic, consider getting ahead of something buyers commonly ask about rather than dealing with it under the pressure of a contract.

You can't prevent every issue.

But you can remove a lot of unnecessary surprises.
