🏦 It goes to the title company β€” held safely in escrow until closing
πŸ’³ Delivered as a cashier's check, EFT, or personal check
πŸ“Š Typically around 1% of the purchase price

On a $400K home in North Idaho, that's about $4,000 β€” and the good news is it gets applied toward your down payment or closing costs at the end.
