Your standard home inspection is just the beginning 👇

In North Idaho, depending on the property, you may need additional inspections — and every single one is worth it.

☢️ Radon — odorless, colorless gas that's common in our region.

🤎 Mold — especially important in older homes or any property with water damage history

💧 Well — if the home has a private well, you need it tested for water quality AND flow rate. This is separate from your standard inspection

👌 Septic — a must for rural properties. You want to know the condition and age of the system before you buy

🔥 Chimney — if there's a fireplace or wood stove, a chimney inspection can save you from a serious (and expensive) safety issue

These aren't extras — they're protection. A few hundred dollars now can save you thousands after closing.

First-time buyers — here are the 4 costs you need CASH for when buying a home in North Idaho 👇

🔍 Inspection Fees — depends on the types you need. Standard home inspection, radon, well, septic, sewer scope — they add up quickly

💰 Earnest Money — your Good Faith deposit, typically 1% of the purchase price, due within days of offer acceptance

🏡 Down Payment — varies based on your loan type, but plan accordingly before you start shopping

📋 Closing Costs — the one that surprises most buyers. Typically 2–3% of the loan amount ON TOP of your down payment

On a $400K home in North Idaho, you could easily need $15,000–$20,000 in cash beyond your down payment. The earlier you know, the better you can plan.

💰 It says "I'm committed" — this separates serious buyers from curious ones
🏦 It goes to the title company — held safely in escrow until closing
💳 Delivered as a cashier's check, EFT, or personal check
📊 Typically around 1% of the purchase price

On a $400K home in North Idaho, that's about $4,000 — and the good news is it gets applied toward your down payment or closing costs at the end.
