Eeek! I’m so excited for my clients who are purchasing a beautiful new construction home in northern Idaho. This neighborhood is secluded and is up against state forestry so it has some pretty views from their backyard.

When I first met with them, I found out in our buyer consultation they were working with an out of state lender who had never done a VA loan and they were working on their pre-approval for months 🙈.

Things didn’t make sense for how ready they were so I got them connected with a local lender I trust. Once everything was provided within the week, they were pre-approved and approved through underwriting. 👏🏽

Then the house hunting began! I knew my clients needed their closing costs covered so I was determined to get that for them. We made an offer on one home; the seller wasn’t willing to budge and wanted a price I didn’t see the house appraising at. So my clients decided it wasn’t the best route for them which I fully supported.

With this new construction home, the builder was offering X amount and I was able to negotiate $5,000 more for my clients. 👏🏽

We are looking forward to wrapping this up very soon!
