What is the Kootenai County market actually telling us right now?

August’s numbers show a market that continues to move.

The median single-family home price reached $569,945 (up 7.3% from August 2025)

Meanwhile, 1,754 homes have sold YTD (up 4.3%), and homes are spending an average of 81 days on the market (down 11% from last year). There were 1,133 active residential listings as of September 3rd.

So, what does that mean for you?

SELLERS → Rising prices and increased sales activity are encouraging, but that doesn’t mean every home will sell simply because it hits the market. Buyers still have choices, making pricing, preparation, presentation and a strong marketing strategy incredibly important.
