🌊 Waterfront Wednesday: A Little Slice of My Life! 🎂💙

If you could put your life on a cake, what would yours look like?

Apparently, mine would require a pontoon boat, an Adirondack chair, a little lake water, some real estate, a protein shake, and of course, Addy supervising the whole operation! 🐾😂

This picture pretty much sums me up.

I love my family, adore my grandkids, treasure my lake life, and feel incredibly fortunate to have turned my passion for waterfront living into a career helping others find their own little piece of paradise.

And while I love selling lake homes, I’ve always believed it’s about so much more than the house.

It’s morning coffee overlooking the water. Sunday pontoon rides. Family gathered on the dock. Beautiful sunsets. And memories that last long after summer ends.

Because lake life isn’t just where you live. It’s how you live. 💙

Now, I have a question for YOU!

🌊 WATERFRONT WEDNESDAY 🌊

🚨 PUBLIC SERVICE ANNOUNCEMENT! 🚨

Please keep a close eye on your friends who own lake houses this time of year. They may be going through a difficult emotional period. 😂

The boats are coming out, the docks are being pulled, the pontoons are getting wrapped, and those beautiful summer evenings on the water are becoming distant memories.

Signs of distress may include:
🍂 Staring sadly at an empty boat lift.
🍂 Checking the weather for one last 75° day.
🍂 Saying, “We should have gone out more this summer.”
🍂 Already counting the days until Memorial Day weekend.

If you know someone suffering from End-of-Boating-Season Syndrome, please check on them. Bring coffee, offer a hug, and remind them that spring WILL come again! ❤️

And whatever you do… DON’T ask them if they’re glad summer is over! 🤣

Early fall mornings on our southern Michigan lakes — mist on the water, leaves on the dock, and a cozy cottage glowing warm. This is lake life in Hillsdale, Branch, and Lenawee counties.

What’s happening in the Southern Michigan lake market?

If you’ve been wondering what lake property is doing here in Branch and Hillsdale Counties, I pulled together a few numbers worth looking at. 🏡💙

📍 BRANCH COUNTY
• About 80 waterfront properties currently listed
• August median sale price: $274,083
• 43 homes sold in August
• Median time on market: 40 days

📍 HILLSDALE COUNTY
• About 84 waterfront properties currently listed
• Median sold price: approximately $286,000
• Median time on market: approximately 64 days $500K — Recent Lake Baw Beese waterfront sale.

And here’s something I always remind my lake buyers and sellers:

A lake property isn’t just another house. 🌊

Two homes with the same square footage can have dramatically different values depending on the lake, frontage, views, beach, water quality, lake access, location, condition and whether the lake is all-sports.

That’s why looking at the overall county median only tells part of the story.

The real question is:
“What is YOUR lake property worth in today’s market?”

With more than 30 years of living the lake life myself, I understand that waterfront property is about much more than four walls and a roof. It’s about the water, the lifestyle and what makes each lake special.

🌊 Waterfront Wednesday 🌊

It’s that time of year again… 😢🍂

The boats are starting to be put away, docks are coming out, and we’re slowly getting ready to say goodbye to another wonderful summer on the lake.

If you have a lake home, now is a good time to start your fall closing-up list:

🏡 Check your water and plumbing
🍂 Clean out the gutters
🚤 Get the boat winterized
🛶 Store those kayaks, floats and water toys
🪑 Bring in the outdoor furniture
🔥 Check the furnace
🐭 Make sure there’s nothing inviting little winter visitors inside
🔒 Double-check windows and doors
👀 Make arrangements for someone to keep an eye on your home

And before you pull out of the driveway, take one last look at the lake. 💙

Those summer sunsets, boat rides and long evenings on the dock will be missed—but thankfully, we know the lake will be right here waiting for us next year.

There’s a little sadness that comes with this time of year—when we start closing up our lake homes, pulling the boats, and putting the docks away.

But after living the lake life for more than 30 years, I’ve learned that every season has its own kind of magic. ❤️ The fall colors, quiet mornings, peaceful water and those last few sunsets remind us why we love the lake so much.

Summer may be over, but the memories will carry us through until spring. 🍁🌅

Labor Day Weekend — One More Taste of Summer

Labor Day weekend has a way of making us slow down and appreciate the lake life we love. ☀️🚤

One more weekend of boats on the water, friends gathering at the sandbar, kids swimming until they’re exhausted, sunsets that seem to last forever, and neighbors becoming friends.

Here in southeastern Michigan, our chain of lakes comes alive all summer long—and Labor Day is the perfect time to soak it all in before the seasons change.

Some of the best lake memories happen at the sandbar!

On a warm summer afternoon, neighbors and friends arrive by boat, drop anchor, turn up the music and spend the day floating, laughing and catching up. Children splash in the shallow water while adults relax with a cold drink and enjoy the company.
