So…what exactly is escrow?

Escrow is basically a safe holding spot for money and important documents during a real estate transaction.

Your earnest money may be held in escrow while the transaction is being completed, and at closing, the title company helps make sure the money and documents go where they need to go.

Think of escrow as the middleman that helps keep everyone’s money and paperwork safe until all the pieces are in place. 🤝

TITLE TIP TUESDAY 🏡💰

Let’s Talk Property Taxes & Prorations! 💸

Here in southern Michigan, property taxes are paid in arrears, which means the taxes are paid after the period they cover.

So what does that mean when you’re buying or selling a home? 🤔

At closing, the taxes are prorated between the buyer and seller based on the closing date. This makes sure each party is responsible for the portion of the taxes that applies to the time they owned the property.

That’s why you may see a tax credit or debit on your closing statement. It doesn’t necessarily mean someone is paying an extra tax—it’s simply adjusting the taxes between the buyer and seller.

🏡 Seller: You’re responsible for the taxes for the time you owned the property.

🏡 Buyer: You’re responsible for the taxes for the time you will own the property.

📌Title Tip: Tax prorations can look confusing on a closing statement, but there’s a reason behind those numbers! If you’re wondering why you received a credit or why there’s a debit on your statement, ask us—we’re happy to explain it! 😊
