What’s changing in the Montgomery County housing market?
More homes are becoming available, properties are taking longer to sell, and buyers may have more room to negotiate than they did in recent years. For sellers, pricing and preparation are becoming even more important.
But the numbers only tell part of the story. Bethesda, Silver Spring, Rockville, Gaithersburg, Germantown, and other Montgomery County communities can each move differently.

Housing market headlines can make things sound much more dramatic than they really are.
Longer market times don’t automatically mean prices are crashing. Buyers may have more room to negotiate, and for sellers, simply “pricing high and seeing what happens” can lead to longer days on market and price reductions.
And one of the biggest things to remember: real estate is hyperlocal. What’s happening in one neighborhood or price point may look completely different in another.

What a week.
We started by coming together at the Lakelands concert in support of Blood Cancer United. I’m incredibly grateful to everyone who showed up, donated, and helped support a cause.
Then, we celebrated two closings: one in Edgewater, Maryland and another in Alexandria, Virginia. Congratulations to my clients on their next chapters, and thank you for trusting me along the way.
