Ever struggled with buyer's remorse? It's not so bad when it's a smaller purchase, but I know a lot of folks here in the College Station were in such a frenzy to find a home two years ago they actually have major regrets about their purchase now.

I get it. Two years ago homes were selling fast, prices were climbing fast, and if you HAD to move it was a tough spot to be in.

But that's all changed in the last few months.

The interest rates may not be as low as they were this time last year, but the number of buyers competing for the same homes has dropped considerably. Plus, the rates have forced home prices to start stabilizing.

Homes are sitting longer. Price reductions are happening. And buyers have a lot more leverage to negotiate than they did just 30 days ago.

If you know someone who bought a house because they "had" to move...not because they loved the home, tell them to give me a call.

You've got a much better shot at actually finding the house you want in the neighborhood you want to live in than you ever did two years ago!

Yesterday someone told me they weren’t buying a home because interest rates were too high. Last year someone said they weren’t buying a home because prices were too high.

Spoiler alert: Interest rates will continue to fluctuate & home prices may come down a bit but mostly stabilize.

It’s a basic supply & demand issue, it's not 2008.

And the reality is that while you’re waiting for one of those things to be “right,” you’re only increasing your chances of missing out on the right house here in College Station or Bryan.

My best advice is to find the right house.
Buy the house you like in the neighborhood you want to live in.

Find your dream home & refinance later when the rates change. The market has shifted some, we may be able to ask for seller concessions and my lender has options that will help you find the right rate for you. A low adjustable rate may be right if you are not going to stay in the property forever.

Find your home & focus on how quickly you can create memories. Don’t focus on how quickly it can appreciate as an asset...historically, real estate has been a great opportunity here.

But that’s not the point.
