a client has brought this to my attention. 700$ for rent in brand new home? ok lol. The REAL owners of this property is a well know company name Camillo Properties which I have already helped some clients get into some these homes. I personally have been in all floorplans homes so I very aware how Camillo properties operate already.

the scamers are asking for a cash app tag, and using the quarantine situation as an excuse to not meet with clients in person. the fake seller profile name "Taylor" has been hacked, and shows to only email and NOT fb message within the description. Then say their name is Homero Becerra, but has a thick middle eastern accent 💀💀

Get a Realtor to help you 🗣🗣, there are plenty of these

General Investing knowledge for real estate. This is for educational and entertainment purposes only!

Today I want to talk about Capitalization Rate (cap Rate) = NOI / Market Value of property

(NOI) stands for “Net Operating Income”, it is simply the income after all expenses paid with other variables, however always BEFORE Taxes and Interest
A common formula that many real estate investors use for rental properties to see if the value of an investment is a “deal”. This is usually calculated per annually.
An unwritten rule of an investment is said - a higher cap rate, the more of a risk on ROI (return on investment) and a low cap rate will mean a better valuation and low risk on ROI. I have talked to many investors, and a lot of them like to see a cap rate of 8% or more, it’s all dependent on the situation of the property and how big it is.

Example:
A rental property is valued at 1 million dollars
Within the same year total rent collect of the tenants is 100,000$ but maintenance cost about 30,000$ for that same year. The NOI for this same year is 70,000$
70,000/1,000,000 = .07 or 7% cap rate

Whats so good about real estate, in times of recession if the value of the property goes down but the NOI stay the same, same rent, same expenses. The Cap rate goes up, which means it would seem more attractive to the next buyer you sell it to.
