🔍 ASK A TPI HOME INSPECTOR —

❓ What’s the CRAZIEST thing you’ve ever found during a home inspection?

🏠 Our inspectors say:
After 22 years in the home inspection business, this might be the hardest question to answer…because there have been A LOT. 😂

When you spend your days climbing through attics, crawling under houses, opening panels and looking in places most people never think to look, you’re bound to come across some pretty interesting things.

🐍 Unexpected critters
⚡ DIY electrical work that makes you do a double take
🔨 “Repairs” that create more questions than answers
😳 And plenty of things that make you stop and say, “Well…that’s a first.”

One thing our inspectors have learned over the years?

Never assume you’ve seen it all. 😂

Every house has a story — and sometimes the home inspection reveals a chapter nobody was expecting!

Have YOU ever discovered something completely crazy after buying a house? 👀 Tell us in the comments!

❓ What’s something buyers commonly overlook when touring a house?

🏠 Our inspectors say:
Drainage! 💦

When you’re touring a home, it’s easy to get distracted by the pretty stuff…

😍 That gorgeous kitchen
✨ Brand-new flooring
🛁 The dreamy primary bathroom
🌳 The perfect backyard

Meanwhile, your home inspector is outside wondering…

“Where does the water go when it rains?” 👀🌧️

Proper drainage around a home is a BIG deal. Water that consistently collects or drains toward the house can contribute to:

💧 Moisture intrusion
🏠 Foundation concerns
🌱 Soil erosion
🦠 Conditions favorable for unwanted moisture and microbial growth
💰 And potentially expensive repairs down the road

So while you’re deciding where the couch is going, we’re checking which way the dirt slopes. 😂

It may not be the most exciting part of buying a house, but sometimes the things that aren’t pretty are the things you REALLY need to know about.

That’s the TPI difference. 🔍🏡

🔍 ASK A TPI HOME INSPECTOR —

❓ Do I REALLY need a home inspection on a brand-new house?

🏠 Our inspectors say:
YES! Absolutely. 👀

One of the biggest misconceptions we hear is, “It’s brand new…what could possibly be wrong?”

Well…you might be surprised. 😬

A new home can involve dozens of subcontractors, hundreds of components, and thousands of individual details coming together. Things can get missed — even with a great builder.

On new construction inspections, we may find issues involving:

⚡ Electrical
🚿 Plumbing
🏠 Roofing
🌡️ Insulation
❄️ HVAC
💧 Drainage
🔨 Construction or installation defects

And many of these aren’t things the average buyer would notice during a final walkthrough.

New doesn’t mean perfect. It just means no one has lived there yet! 😉

Having an independent inspector look at the home gives you another set of experienced eyes BEFORE you take ownership.

You’re investing a lot of money into that brand-new home. Make sure you know exactly what you’re getting! 🏡🔍

🔍 ASK A TPI HOME INSPECTOR —

❓ How long does a home inspection usually take?

🏠 Our inspectors say:
It depends — and longer doesn’t always mean more thorough!

The amount of time an inspection takes can vary based on:

🏡 The size of the home
📅 The age and condition of the property
🔍 What the inspector encounters along the way
➕ Any additional inspection services being performed

But there’s another BIG factor: experience.

Our seasoned TPI inspectors have been in the home inspection business for 22 years. After thousands of inspections, they know what they’re looking for, where problems tend to hide, and how to move efficiently through a property without sacrificing thoroughness.

That means an experienced inspector may complete an inspection in less time than someone newer to the industry — not because they’re cutting corners, but because 22 years of experience has taught them exactly where to look. 👀🔍

At TPI, we prove the number of hours spent inside a house doesn’t determine the quality of an inspection.

Experience. Knowledge. Thoroughness. THAT’S the TPI difference. 🏠💪

💵 Well… our inspectors’ integrity was put to the test today.

Imagine walking into a home you’re inspecting and finding a HUGE pile of $100 bills just casually sitting on the table. 👀

Of course, we left every single dollar exactly where we found it—because integrity matters, especially when you’re trusted inside someone else’s home.

We were feeling pretty good about ourselves, too…

Until we found out the money was FAKE. 🤦‍♀️😂

So apparently our integrity is solid.

Our early retirement plan? Not so much. 😂💵

🔍 ASK A TPI HOME INSPECTOR

❓ Should I attend my home inspection?

🏠 Our inspectors say:
Absolutely — you’re always welcome!

You don’t have to follow your inspector around for the entire inspection (trust us, some of the places we go…you probably don’t want to 😂), but being there toward the end of the inspection can be really helpful.

It gives your inspector an opportunity to:

🔍 Walk you through important findings
🏠 Show you areas you may want to keep an eye on
💡 Explain how certain systems or components work
❓ Answer questions you may have about the home

And remember — an inspection report can contain a LOT of information. Having your inspector explain the bigger findings in person can make everything feel much easier to understand.

Can’t attend? No worries! Our detailed inspection report will give you the information you need, and we’re always happy to answer questions afterward.

Buying a home comes with enough questions. Your inspection should help provide some answers! 🏡

🔍 ASK A TPI HOME INSPECTOR

❓ What are some of the most common problems you find during a home inspection?

🏠 Our inspectors say:
Honestly… there are a few repeat offenders. 👀

Some of the most common issues we come across include:

💧 Improper drainage around the home
🏠 Roof defects or damaged roofing materials
⚡ Electrical concerns
🚿 Plumbing leaks
❄️ HVAC issues
🌡️ Missing or inadequate insulation
🔧 Deferred maintenance

And sometimes, something that looks like a small issue can lead us to a much bigger concern.

That’s why a home inspection is about more than spotting what’s obviously broken. Our inspectors are looking at the whole picture to help you better understand the condition of the home you’re buying.

💬 What would YOU want an inspector to pay extra attention to when buying a house?

While most people are perfectly happy keeping both feet on the ground, our inspectors are out here walking roofs, checking penetrations, flashing, shingles, vents, and all the places problems like to hide. 🔍

Because some of the most important parts of a home are the ones you don’t normally get close enough to see.

TPI — going above and beyond is just part of the inspection. 😉

🔍 ASK A TPI HOME INSPECTOR

❓ What’s the biggest misconception people have about a home inspection?

🏠 Our inspectors say:
That we’re there to pass or fail the house.

We’re not! A home inspection isn’t about giving a house a passing grade or telling you whether you should buy it.

Our job is to give you an unbiased look at the condition of the home so you can better understand what you’re buying and make an informed decision.

And here’s something every buyer should know:

👉 Every house has issues.

New homes. Old homes. Beautifully remodeled homes. Even houses that look perfect during the showing.

The important part is knowing what those issues are before you make one of the biggest purchases of your life.
