Here's what I'm seeing.
It looks like it's expected that we'll have a start date for Terafab construction sometime in December.

Once that's locked, 3,000 jobs start landing on this area.

Grimes County has about 110 homes for sale and 13 rentals right now. Total. For the entire county.

That's not enough to house 1,000 people, let alone 3,000 — so simple supply and demand says people commute. And the closest place with actual housing supply is Bryan/College Station.

That should scare you a little — not because the opportunity isn't real, but because most people are going to wait until it's official, and by then things will already be moving.

See this flag hanging off Wellborn? That's not decoration — that's your Saturday traffic warning.

Every home game, Wellborn runs 3 lanes one direction into Kyle Field, then flips to 3-4 lanes trying to get 100,000 people back out and onto the highway. If you live near it, your Saturday changes 6-7 times a season whether you planned for it or not.

Here's what nobody tells you before you buy in BCS:
— Your gameday commute depends entirely on which side of campus you're on
— Some neighborhoods barely notice it's happening. Others plan their whole weekend around it
— The same street that's empty Tuesday can be a 45-min crawl on a fall Saturday

Nobody tells you this before you move, so I will.

If you can only comfortably afford $1,500/month — rent first. Get to know the area before you commit.

Just know the caveat: that money is building someone else’s equity, not yours. That’s the price of flexibility while you figure things out.

If you can clear $2,000+/month, buy. That’s the threshold where it makes more sense to own than rent here — because at that number, you’re better off putting it toward something that’s actually yours.

But here’s the real caveat: if you have the conviction to actually own, you can find something starting at $1,800-$1,900.

It comes down to how sure you are. True ownership isn’t just about hitting a number — it’s about deciding you’re ready to commit to it.
We learned this the hard way.

We rented, then made the mistake of building a home too early — before we really knew the area or had our real estate business established. If we’d waited even a year, we would’ve bought into a neighborhood instead, and come out ahead.
